5. 319 A Street
Developers at Boston Residential Group are quickly nearing completion of their rehabilitation of an old office building at 319 A Street. The project will include approximately 48 residential units and 5,000 sq. ft of gross floor area for ground floor commercial space. 319 A Street will help create an Innovation District in the Seaport area by introducing amenities that will complement the dynamic changes underway in South Boston’s vibrant neighborhood.
319 on A is looking to be completed by the summer of 2016. Studios, 1- and 2-BRs will start at $499,000.
4. 488 Dorchester Ave
This Andrew Square development includes 33 residential units (4 of which are affordable), 2,000 sq. ft of ground floor commercial/retail space, and 33 garage parking spaces. Developers R&B Investments, LLC, are seeking to create market-rate and affordable housing in an attractive new building. The site is looking to be a great match to the classic design of other residential buildings and redevelopments around the Andrew Square neighborhood.
488 Dorchester Ave.’s construction is just one of the developments soon to be hitting the busy thoroughfare of Dorchester Ave. Completion date is unknown at this time, but you can follow further news at the Boston Redevelopment Authority website.
3. The Residences at St. Augustine
South Boston’s trend of church redevelopments continues with the construction of residences at St. Augustine. This 135-year-old South Boston church will soon be rehabilitated with a call for 29 residential condominium units and 27 surface and below-grade parking units.
While its development was controversial from the moment it was proposed, completion of the site seems to be closing in. Its massive 2-BRs have been ranging from $789,000-$995,000.
In uplifting news for the holidays, South Boston Neighborhood Development Corp. is in the process of developing affordable housing units for low-income military veterans. Constructed from the D Street police station, the residences will consist of 11 studio apartments, 1 one-BR apartment, and a management office space.
Five apartments will be set-aside for homeless veterans. Six units will have project based rental assistance. Eight of the units will be handicap accessible. Construction is expected to be completed in February 2016.
1. Distillery Project
This construction on 516-524 East Second St. involves the redevelopment of a 175-year-old South Boston rum distillery. The whopping 179,384 sq. ft building will soon contain 68 loft-style residential units comprised of 38 studios and 30 studio apartments. Included is a mix of artist live/work, an art gallery, greenhouse, retail space, and 123 garage parking spaces. The existing distillery will continue to be preserved.
