PABU: Chef Michael Mina Brings Boston a Restaurant for the New Millennium

As the Millennium Tower inches closer to completion with each passing day, more details are beginning to emerge about the businesses set to move in once the building opens next summer and a recent announcement has the Boston restaurant scene buzzing. Millennium Partners, the New York-based developers of the tower, are teaming up with celebrity chef Michael Mina and sushi chef Ken Tominaga to bring an exciting new dining concept to the city. Set to open Fall 2016, PABU is a Japanese-style izakaya that will operate on the first two stories of the Millennium Tower and promises to offer a unique dining experience to Boston foodies.

In Japan, izakayas are typically known as casual, after-work drinking establishments where food is served to accompany the drinks. Encouraging a social atmosphere, a typical izakaya menu is comprised of small plates meant to be shared and ordered continuously throughout the meal. Essentially, izakaya is the Japanese version of Spanish tapas.

Spanning 7,800 square feet, PABU will feature compartmentalized dining spaces, as well as communal tables where patrons may sip sake and socialize. The concept has been very well-received in San Francisco, where PABU consistently ranks among the city’s top restaurants and Mina believes that success will translate nicely to Boston. Like its sister restaurant, PABU (“pub” in Japanese) won’t be limited to small plates as the concept allows for guests to customize their own experiences. Mina also plans to serve a 16-course chef’s tasting menu that will highlight the freshest ingredients available on any given day, with a heavy focus on seafood, which will come from New England’s own waters, as well as the world’s largest fish market—Tokyo’s Tsukiji Market.

Mina is no stranger to working with Millennium Partners; in 2009, the acclaimed chef’s RN74 opened in San Francisco’s Millennium Tower, where he is also a resident. In addition to operating PABU, Mina will also spearhead the residents-only private dining options on the Millennium Tower’s 23,000 square foot Club Level. In addition to the dishes offered at PABU, Mina plans to create an exclusive menu featuring some of the “greatest hits” from his restaurant empire, which currently spans 21 different locations around the world.

The sales center for Millennium Tower has finally opened, and reservations are pouring in for Boston’s hottest pre-construction luxury tower. Millennium Tower will soar 625 feet to the top of the 60th floor living space and 685 feet in total. The 442 luxury condominiums will all be sold at market rate – meaning Millennium Tower will not have an affordable component nor professionally managed rental apartments.

Millennium Tower SFMillennium Partners, the New York based developer of the project, has been around for 23 years and has completed 27 renowned projects in cities such as Miami, New York, Boston, Washington, D.C., and San Francisco. Millennium Partners noticed a shift occurring in the market place around 2007. By listening to feedback from residents of their many luxury developments, Millennium Partners realized that although residents enjoyed the 5-star services in each building, they were not enamored with the hotel guests whose needs seemed to be taking precedence over those of the residents. From that feedback, Millennium Partners built Millennium Tower San Francisco, a 60-story luxury tower with emphasis on 5-star services, but specifically lacking a hotel. Worth Magazine named Millennium Tower San Francisco one of the top 10 buildings in the world (only 3 of which were in the U.S.). All 10 buildings offered 5-star living experiences, and all decided against a hotel element. Millennium Partners followed that incredible success story with Millennium Place Boston. All 260 homes at Millennium Place Boston sold out in only 16 months. The purely residential luxury experience will culminate with Millennium Tower Boston (occupancy expected for Summer 2016). Millennium Partners sees this as the evolution of residential living. The lifestyle will be all about the residents, exclusivity, privacy and 5-star service.

Designed by Handel Architects, LLC, Millennium Tower will reshape the Boston skyline and will become a landmark icon identifying Downtown Boston. The side of the tower will feature chauffeured windows with a 5-foot “bump-out,” similar to the 2.5-foot chauffeured windows at Millennium Place. The windows will accentuate views for residents and give Millennium Tower a glistening sparkle from the exterior.

Millennium Tower BostonThe luxury condos at Millennium Tower will start on the 10th floor. Directly beneath that will be a two-level private club for exclusive use of residents. Street level to the 7th floor will feature premier retail space. The building itself will be divided into two segments, each with its own boutique lobby, doorman and 24-hour concierge. The separation of the lobbies brings a sense of intimacy to the building, and each concierge can better serve the residents. Each lobby will be a destination spot, the point at which your home begins. The City Residences will sit on floors 10-32, and the Grand Residences will be located on floors 33-55. Penthouse homes on floors 56-60 will utilize the Grand Residences lobby. The major difference between the two tiers will be the physical size of the homes, with the Grand Residences offering larger floor plans. Condos on a higher floor may also have preferred views.

Millennium Tower Boston Views

Millennium Tower will rise out of the hole left by the old Filene’s Department Store Building. The old building took up the entire block, whereas the new building will use only about half of that footprint, allowing for the creation of a piazza for public use. One benefit of this space is that Millennium Tower will still control the experience within this piazza, making sure the 5-star experience extends into the neighborhood. All parking will be underground, with a professional valet staff servicing the valet parking near the lobbies.

Millennium Tower will have a staff of about 60 employees who will serve the building. Some important positions will include: general manager, assistant general manager, lobby concierge, doorman, valet staff, club concierge, food and beverage staff, chief engineer, security staff, and housekeeping. Whereas many buildings outsource management and staffing, Millennium Tower will continue to manage the property and the staff will become employees of the condo association. This structure promotes greater staff continuity, lower condominium fees and a higher level of service for residents.

The exclusive resident-only club space at Millennium Tower will be spectacular. Encompassing the 8th and 9th floors, the 23,000 square-foot amenity space will include a 10,000 square-foot fitness center, children’s playroom, private screening room, owners’ lounge, outdoor space with a fire pit, spacious library, junior Olympic sized pool, private dining room and bar. The owner’s lounge will feature dramatic double ceiling height and will overlook Washington Street and the Old South Church. The club concierge will be on-site to arrange all functions of the club, including reservations for the private dining room. The swim area will offer a sparkling lap pool, hot tub and steam rooms. There will also be treatment rooms for spa style treatments. On the 9th floor, the fitness center, branded FLXone will offer a cardio and free weight area, as well as Pilates, yoga and multipurpose studios.

Millennium Tower Boston Amenities

Mina BostonMillennium Tower will also offer its residents a unique dining program. Michael Mina, a Michelin rated chef with multiple restaurants around the country, will be opening a private dining experience exclusively for Millennium Tower residents. The restaurant will create a country club atmosphere in an urban setting. Millennium Partners has established a relationship with Michael over the past 9 years as the chef at the premier RN74 at Millennium Tower San Francisco. The Boston menu will feature his greatest hits from around the country. The restaurant, for exclusive use by residents and their guests, will not require a minimum spend and will offer dining and beverage options Á La Carte in the essence of the casualization of fine dining.

The club concierge schedules an annual series of events that are broken into a monthly calendar. The idea is to offer educational and entertaining events in the areas of art, literature, fitness, food and culture to Millennium residents. There are also mix-and-mingle events to encourage homeowners to come downstairs and meet their neighbors. Residents can also enjoy fireside chats with experts in industry, fitness, music and the arts.

The Burnham Building at Millennium Tower

For five long years the Burnham Building in the heart of Downtown Crossing stood gutted to its bones next to the gaping hole that was the old Filene’s Basement Department Store. It was a scar on the face of Boston’s bustling hub. For those of you who haven’t had the opportunity to visit the new DTX (Downtown Crossing as it is now called), I am here to tell you that Boston is getting a facelift.

Built in 1912, The Burnham Building was named after its creator and visionary, the father of urbanism, Architect Daniel Burnham. In a join effort with Boston’s Mayor John Fitzgerald and William Filene, Daniel Burnham designed a building that forever changed the landscape of Downtown Crossing. The building housed the world’s largest specialty store, Filene’s, among other retailers, creating an entertainment experience the city of Boston had never seen before.

The Burnham Building was meant to make a statement, and after years of neglect it is doing so again. The $120 million renovation project includes eight-stories and 285,000-square-feet of mixed-use office and retail. This summer the first major player to open offices in the building was Arnold Worldwide, one of the most renowned marketing companies on the globe and part of Havas Creative Group. Relocating from Huntington Avenue in Boston’s Back Bay into the Burnham Building is exciting news for Arnold Worldwide and the DTX neighborhood. AOL followed suit, and both a Roche Brothers Supermarket and a Primark Department Stores are scheduled to open in the Burnham Building in 2015.

The open and lofty work space shows the building at its glory. The half-finished ceilings reveal the century-old original tiles. Exposed bricks against the oversize white-trimmed windows create a magnificent contrast.

Rising above the Burnham Building will be the new mega-skyscraper, Millennium Tower. Adjacent to the Burnham Building, and connected to it through the retail floors, Millennium Tower will be the tallest residential building in Boston upon completion. Downtown Crossing is on the path to becoming Boston’s newest luxury neighborhood.

Back Bay Tower BostonWhen completed, Back Bay Tower will be the tallest residential building in Boston, rising 691 feet above the Christian Science Plaza. Plans call for two buildings. The smaller building will consist of 255 luxury apartments on 25 floors, and the 58 story high-rise will include 180 luxury condominiums on the upper 40 floors, and 211 hotels rooms on the lower floors. Recently the Boston Globe announced that the property will be managed by the Four Seasons Hotel and Residences, adding a whole new level of prestige to the project. Developer Carpenter & Co. plans to break ground early next year on the corner of Belvidere and Dalton Streets. Residents and hotel guests will enjoy five-star amenities and an incredible location across from the Prudential Center and Copley Mall.

 

40 Trinity Place

40 Trinity PlaceThe proposal for 40 Trinity Place in the Back Bay calls for a 33 story glass tower on the current location of the Boston Common Hotel and partially above the adjacent University Club. 40 Trinity Place will include 220 hotel rooms, 142 luxury condominiums, a conference center and two restaurants. Plans also call for a spa-like fitness center, a sky lobby on the top floor of the hotel and a 3 season roof terrace lounge. The 400 foot tall glass tower will add another ultra-luxury address to Boston’s Back Bay.
