Is Kendall Square the Latest Local Hotspot?

After years of neglect from the industrial companies that moved in, it seems like the Kendall Square area might be the newest spot in town for entertainment and dining.

According to the Boston Globe, with newer tech industries has come more upstarts and innovative entrepreneurs. Of course, the local Massachusetts Institute of Technology brings many graduates and alumni to the area. It makes sense that many of the sites to see are the MIT Media Labs or the MIT Museum. But beyond that are the biggest boom in food options in the area. Clover Food has one of their signature food truck situated on a row of mobile food service on Carlton Street. Not too far away (since you’re really never far away in Kendall Square) are more formal fares like Meadhall, famous for its wide variety of beer on tap, and Fuji, an upscale Japanese restaurant.

Boston’s Rental Prices Skyrocket

Rental prices for Boston apartments have hit record highs. For example, a Boston apartment averaging around $1,665 per month, with the market up 7% from last year and projected to go up another 6.2%. Boston’s luxury real estate and key locations have made the city the fifth most expensive rental market in the country.  Fewer constructions of new rental buildings in Boston have enabled the market to stay stable and resilient, while more and more people have decided to rent instead of buy in a down economy. Experts say that the demand for rentals will continue to increase, as homeowners who lost their homes to foreclosure or short sale in the recent years are unable to qualify for mortgage financing and therefore, cannot buy into the housing market.

This tight renting market has left Boston apartment seekers scrambling to get an apartment before the traditional changeover date, September 1. Even apartments that have been declared “overpriced” by many are getting rented and some people are even renting without a viewing. Boston is a hotter location to rent than before, with real estate in the Back Bay, Beacon Hill, and Cambridge in higher demand than ever.

Why is Newton, MA such a HOT market?

If you are a homebuyer looking in to find a modest home in the popular neighborhood of Newton, MA, you better have your cash ready and your pen poised because low inventory and heightened demand has made Newton one of the hottest greater Boston real estate markets.

Condos and homes in Newton priced less than $600k with 3+ bedrooms, 2+ bathrooms and garage parking are going under agreement quickly – often in a matter of days and occasionally with multiple offers. Even in bidding war situations, however, buyers today are very wary to pay more than asking. Some examples include 59 Cook Street, under agreement in only five days,  and 307A Winchester, which had multiple offers after a spectacularly busy open house.

Why is Newton so popular? Well, not only is Newton a short 20-30 minute drive from downtown Boston, its school system is renowned as one of the best in the state. That said, Newton has always been geographically close to Boston and the schools were always great. So in my opinion, it seems that there is something else working behind the scenes here.

Many Boston and Cambridge homeowners decided to remain in their homes when the Boston real estate market started to turn from a sellers to buyers market back in 2005. While they would have preferred to move sooner, these homeowners decided to wait out the market in hopes of an upturn. Five years later, many of those homeowners have grown out of their condos and are looking for good school systems for their now school-age children. We are also noticing that Boston area homebuyers today are purchasing homes with a longer term in mind than they were only a few years ago. Homebuyers, specifically first-time homebuyers, used to purchase a space with a plan to upgrade in two or three years. Today, many first-time homebuyers taking advantage of the homebuyer tax credit are looking long-term and purchasing the home they plan to live in for the next five or even ten years. They may forgo a cute Back Bay condo or trendy Boston Loft for the spaciousness of a Newton single-family home.

Some Buyers Surprised when Sellers Decide to Stay Put

One of the most recent phenomenons we have noticed is a significant increase in the number of sellers removing their properties from the Boston real estate market after receiving an offer. And yes, the buyers are shocked. What Boston real estate and Cambridge real estate buyers should realize is that many local homeowners do not need to sell. In fact, they have many options open to them. Some sellers decide to become landlords and lease their properties, even at substantial monthly losses, in hopes of a higher sales price down the road. Other sellers have simply decided to stay put. Unlike a stock or bond, for example, a home is a tangible asset that owners enjoy with use. If the seller receives and offer for 80 percent of her asking price, she may very well decide that now is not the right time to sell and move into her vacation home full-time. She will comfortably enjoy her Boston condo for another year or two, and then sell for a much higher price.

If, as a buyer, you are truly interested in purchasing a property, know the seller’s motivation. If the seller is really just testing the market or doesn’t absolutely have to move due to say, job relocation or financial strain, a low-ball offer may put the seller in a mind-set to remove the property from the market all together.
