Crane Watch: New Interior Photos Released for South End’s 345 Harrison

A two-acre site in Boston’s South End neighborhood will soon be home to two sprawling new residential buildings. 345 Harrison Avenue has become one of the neighborhood’s hottest new residential developments, delivering 585 world-class apartments to the bustling neighborhood. The two 14-story buildings, totaling 535,900 square-feet will include 40,000 square-feet of ground-floor retail and an underground parking garage with 275 vehicle spaces and 325 bicycle spaces.

The new buildings will further the urban renewal process that seeks to revitalize this area of Boston, while connecting the vibrant Downtown and South End neighborhoods. Its location is conveniently situated across from a Whole Foods Grocery Store and countless other South End restaurants and shopping centers. Its developers, UDR, have built over 5,000 new units in six states since 2006 for total development costs of $1.3 billion. 345 Harrison has since become one of UDR’s most significant undertakings in terms of size and capabilities.

This week, UDR has released several new renderings, exhibiting the interiors of 345 Harrison‘s apartments and luxury amenities.

Amenities at 345 Harrison include a 14th floor sky lounge with outstanding Back Bay views, an outdoor rooftop swimming pool and expansive, 4,000 square-foot fully-equipped fitness center/yoga room.

One Seaport Square

This colossal Seaport development may not be officially opened until 2017, but it’s worth witnessing its transformation throughout 2016. This luxury high-rise residential and retail project will consist of 832 units, with 250,000 square feet of retail space and three levels of underground parking.

One Seaport Square’s residential towers, named VIA and The Benjamin, will each have separate personalities, providing distinct living options for its diverse audiences. The Benjamin will house 354 apartment homes, ranging from studios to three-bedrooms; while VIA‘s 458 modern apartments will range from studios to three-bedrooms and cost-effective “innovation units”.

A joint development between Boston Global Investors, WS Development and The Berkshire Group, the $600 million venture is the largest mixed-use project in Boston in thirty years.

 


 

The Aberdeen

Construction is currently underway on Brighton’s newest residential development – a five-story, 40-unit residential building on 1650 Commonwealth Avenue. The Aberdeen will house twelve 1-BRs starting at $550,000; twenty-five 2-BRs starting at $675,000; and three 3-BRs starting at $995,000.

Along with retail space, amenities include a roof terrace, fitness center, and covered parking. The Aberdeen is set to open in late 2016.

 


 

319 A Street

Developers at Boston Residential Group are nearing completion on their rehabilitation of an office building at 319 A Street. The project will include approximately 48 residential units and 5,000 square feet of gross floor area for ground floor commercial space.

319 A Street will help create an Innovation District in the Seaport District by introducing amenities that compliment the dynamic changes underway in South Boston’s vibrant neighborhood.

Boston’s desirable South End neighborhood will soon be gaining another residential space at the old Holy Trinity Germain Church on 136 Shawmut Avenue.

In an interesting utilization of architectural design, the 33-unit modern residence will blend old and new by maintaining the facade of the former church, along with its stained glass and vaulted ceilings. PABU: Chef Michael Mina Brings Boston a Restaurant for the New Millennium

As the Millennium Tower inches closer to completion with each passing day, more details are beginning to emerge about the businesses set to move in once the building opens next summer and a recent announcement has the Boston restaurant scene buzzing. Millennium Partners, the New York-based developers of the tower, are teaming up with celebrity chef Michael Mina and sushi chef Ken Tominaga to bring an exciting new dining concept to the city. Set to open Fall 2016, PABU is a Japanese-style izakaya that will operate on the first two stories of the Millennium Tower and promises to offer a unique dining experience to Boston foodies.

In Japan, izakayas are typically known as casual, after-work drinking establishments where food is served to accompany the drinks. Encouraging a social atmosphere, a typical izakaya menu is comprised of small plates meant to be shared and ordered continuously throughout the meal. Essentially, izakaya is the Japanese version of Spanish tapas.

Spanning 7,800 square feet, PABU will feature compartmentalized dining spaces, as well as communal tables where patrons may sip sake and socialize. The concept has been very well-received in San Francisco, where PABU consistently ranks among the city’s top restaurants and Mina believes that success will translate nicely to Boston. Like its sister restaurant, PABU (“pub” in Japanese) won’t be limited to small plates as the concept allows for guests to customize their own experiences. Mina also plans to serve a 16-course chef’s tasting menu that will highlight the freshest ingredients available on any given day, with a heavy focus on seafood, which will come from New England’s own waters, as well as the world’s largest fish market—Tokyo’s Tsukiji Market.

Mina is no stranger to working with Millennium Partners; in 2009, the acclaimed chef’s RN74 opened in San Francisco’s Millennium Tower, where he is also a resident. In addition to operating PABU, Mina will also spearhead the residents-only private dining options on the Millennium Tower’s 23,000 square foot Club Level. In addition to the dishes offered at PABU, Mina plans to create an exclusive menu featuring some of the “greatest hits” from his restaurant empire, which currently spans 21 different locations around the world.

Seaport Square Development Moves Forward

In a city dominated by new developments, South Boston’s $3.5 billion Seaport Square is the largest of them all. Spanning 20 city blocks and 23 acres, construction on the project broke ground in November 2014 but further developments were held up in March due to a potential lawsuit which was dropped last month. No longer under the threat of litigation, Boston Global Investors — who are developing the project along with a group of foreign investors — have recently submitted plans for a $700 million expansion of the project and the new phase of construction could break ground as early as the first quarter of 2016.

The new plans, which are currently under review by the Boston Redevelopment Authority and the Boston Civic Design Commission, call for the addition of three 22-story luxury residential towers and 125,000 square feet of retail space on a 3.5 acre parcel currently utilized for parking. The towers will each rise to approximately 256 feet and will bring around 1150 brand-new residential units to the neighborhood. A three-story underground garage will be constructed beneath the site, which will also feature a 9,000 square foot outdoor plaza. This new green space is intended to be a vibrant gathering place for the community and should play host to a number of events throughout the year. Four pedestrian pathways will form a perimeter around the site, allowing for easy access to the plaza.

The Seaport Square project is currently on track for completion in 2020 and aims to create one of the most modern and pedestrian-friendly neighborhoods in the Boston.

One Back Bay Sets the Trend – Again

One Back BayOne Back Bay, one of the most sought-after luxury apartment buildings in Boston, is setting the trend yet again. Related Companies, the developer of One Back Bay, and Zagster, a company that provides bikes-as-a-service, today launched New York City’s first resident-based bike sharing program, making Related Companies the first real estate company to offer a bike sharing program at multiple properties in multiple cities. Bikes will be located initially in 10 of Related’s New York City and Boston properties. Related plans on extending the program to include properties in Chicago and San Francisco.

“Related understands the changing dynamics of today’s urban resident, who is very interested in sustainable, convenient and efficient transportation,” said Timothy Ericson, co-founder and CEO of Zagster. “By offering Zagster, Related can meet their residents’ needs while providing Related a key differentiator in a highly competitive market.”

Each onsite bike contains a bike lock with the key stored inside a lock box.  After joining Zagster at www.zagster.com, Related riders will simply text ‘start’ plus the bike number (e.g. ‘start 46’) to a phone number. A confirmation message with the access code for the lock box will be texted back. This action reserves the bike for the remainder of the day or until the bike is returned. Riders will text “end” to the same number to release the bike for the next rider.

Zagster is different from other bike-sharing programs because it is not part of a large public system. The company works directly with customers in a “closed community,” such as residents at different apartment and condo buildings, guests at hotels and students at different universities, which makes their services more exclusive. Once a company like Related partners with them, Zagster manages everything, including ensuring that bikes are always on the properties, the maintenance of bikes, processing payments, etc. This way, property managers like Related get all the benefits for their residents, but none of the hassle. Also, Zagster doesn’t operate with the same type of drop-off/pick-up model as Hubway. Each bike comes with its own flexible lock.
