Copley Place Tower Given the Go-Ahead

The Boston Redevelopment Authority last night approved several projects with the aim of fulfilling Mayor Martin J. Walsh’s plan to greatly expand the city’s housing inventory by 2030. Among the projects approved by the BRA’s Board of Directors was a revised plan for the expansion of Copley Place, which includes a new skyscraper that will deliver 542 new residential units to the heart of the city.

The residential and retail expansion of Copley has been on the table since 2006, but the project has been held back due to various issues, most recently that overhangs from the building were encroaching into “non-approved spaces.” With last night’s approval, however, those issues have been resolved and Simon Property Group, the project’s developer, can move forward with their $500 million construction.

According to the project summary, the forthcoming Copley Place Tower will rise to heights of 569 feet and plans to “successfully meet the needs of Boston and its residents.” Simon Property Group and their development advisers have carefully studied Boston’s evolving housing market.

The developers want to ensure that their project will improve the lives of all Bostonians and not just residents of the tower. Plans call for “carefully executed design strategies” with the goal of improving the location’s overall pedestrian experience and aesthetic. Some of the expected benefits include improved public transit and a reduction in the number of commuters in single-use vehicles, as well as the creation of 1,477 construction jobs and approximately 250 permanent jobs.

The residential tower at Copley Place will follow the likes of the Millennium Tower and One Dalton as the most recent additions to Boston’s quickly transforming skyline.

Celebrity Neighbors

The Lovely Power Couple

You know what Boston needs, other than a 24 hour Whole Foods? I will tell you. It needs more celebrity neighbors. In New York or LA you see famous people walking around in their casual wear (think velour jogging suits with fun phrases on the rear end). We know this because their pictures are in the tabloids all the time toting their groceries without having been glamorously touched up for the day.

In case you haven’t heard, Boston‘s Chestnut Hill neighborhood is expecting to get two VIP members: Supermodel Gisele Bündchen and New England Patriots quarterback Tom Brady. The two have been checking out properties in the ritziest area of Brookline to establish a new foundation in Boston. They recently sold their 5,000+ sq ft Back Bay penthouse  at 310 Beacon Street to a high ranking official from Chile for $9.2 million, 1.2 million less than the original asking price of $10.5 million. The home was becoming less accommodating of their ever increasing family and greater need for space, but the couple is allegedly leasing it back from the buyer.

The power duo is looking to build their new home on 5 acres of  land belonging to the all women’s Pine Manor College. The Brookline Zoning Board of Appeals met with Pine Manor’s officials last Thursday in hopes of selling their land. The Bündchen-Brady team would be conveniently situated next door to the Patriot’s owner Robert Kraft. There is no news yet as of the outcome of this situation partially because of the college’s desire to put things on hold until after the students have finished with the semester’s final exams. Who can really blame them though. Can you imagine a school of 500-some  young women all twitterpated over the fact that T&G might be gracing their presence any day now? With neighbors like that, I would imagine the potential of this new home would give Pine Manor greater visibility, considering it’s been a small lesser known liberal arts college tucked away in the suburbs of Chestnut Hill. Perhaps some lucky ladies will even get to score some Pats tickets or some swanky Victoria’s Secret lingerie. One can dream….
