One of the Seaport’s most highly-anticipated residential developments will officially break ground this Spring.

Following its approval by the Boston Planning & Development Agency last March, 150 Seaport Boulevard quickly became one of the Seaport’s most widely-discussed residential developments. The 22-story waterfront tower will undoubtedly serve as part of the architectural renaissance contributing to the Seaport’s booming ecosystem.

However, project developer Cronin Holdings had been in hot water following a legal battle over its construction. The Conservation Law Foundation had filed suit against the South Boston-based real estate developers, alleging that the tower would restrict the public’s access to the waterfront and set a precedent for privatizing the neighborhood’s public locations. The two parties have since reached a settlement.

In exchange for CLF dropping their lawsuit and allowing for construction of 150 Seaport Boulevard to move forward, Cronin Holdings has agreed to build and maintain a public dock at the site that is at least as large as Pier 4’s dock, will provide over $13 million over 35 years toward a fund supporting a new South Boston waterfront park, and will pay $5.4 million to support educational programs for Boston-area students and children.

Cronin Holdings CEO Jon Cronin has nonetheless been eager to continue and expand their philanthropic agenda in addition to the continued development of the project. Cronin reflects, “We’re located here in South Boston, so our commitment to the community and its many vital charitable organizations has been significant and longstanding.”

About the Project

150 Seaport will deliver a 22-story mixed-use waterfront building to Boston’s vibrant Seaport District.

The project will be located on the north side of the Boulevard, just east of its intersection with Northern Avenue. Boston Harbor borders the project site on the north and east, with Commonwealth Pier further easter and Pier 4 adjacent to the West. The site contains approximately 49,627 square-feet including approximately 16,527 square-feet of land and 33,100 square-feet of adjacent water sheet.

The development will replace the existing buildings with a signature mixed-use building containing up to 283,700 square-feet of gross floor area and will have a building height of up to 250 feet. Its 22 stories will include up to 124 residential units and may include up to 10,700 square-feet of restaurant/retail space on the ground and second floors. The building will also include a three-level, underground garage containing up to 179 parking spaces to serve both the residents and retail/restaurant on the project site.

The tower’s situation on the project site will open up views of the harbor from Seaport Boulevard and B Street. Its stylish architectural design is reminiscent of a boat sail with layered massing that projects over the sidewalk to the south. To further emphasize the movement towards the water, the building gently curves away in a sweep of serrations, which twist 90 degrees, creating a series of sweeping glass sails facing the harbor.

The project will further introduce a new Harborwalk on the north side of the project site, which will extend out from the existing waterfront perimeter. This will complete the Harborwalk between Pier 4 and Commonwealth Pier, thereby allowing an uninterrupted walk along this entire stretch of waterfront.
