Russia Wharf will Recycle Rain Water

With a planned completion in 2011, the mix-use office and residential complex on the corner of Atlantic Avenue and Congress Street in Downtown Boston will offer luxury accommodation with a minimum carbon footprint. Besides earning the “gold” LEED certification, Russia Wharf will have a high-tech irrigation system constructed on the 31-story tower. Rain water falling on the roof will be used to cool the building, irrigate the plants, and slash the water bill. The rain water re-usage will also help lower the levels of nonpoint source pollution, which occurs in Boston and other cities when runoff water, particularly from high-rises and other properties, picks up impurities in the environment and carries it to our rivers, harbors and other water sources. Russia Wharf will be the first building in Boston to earn the “gold” rating from the U.S. Green Building Council. The “gold” designation is the second-highest rating.

The 750,000 square foot complex adjacent to the Boston Intercontinental Hotel and Residences will consist of 70 residential units, a few restaurants, commercial office space and a waterfront plaza. About 450,000 square feet of office space will be leased by the financial giant Wellington Financial.

Boston Residential Group To Manage Luxury Kendall Sq. Apts.

Boston Residential Group, which owns and manages more than 1,200 luxury apartments and condominiums in Greater Boston, has been tapped by Twining Properties to manage its Watermark Cambridge development in Cambridge.

Completed in 2006, Watermark Cambridge is a 23-story, 320-unit luxury apartment complex in Cambridge’s Kendall Square neighborhood. Amenities include 24-hour concierge laundry and dry cleaning services, errand running, chef’s services, child care services, event and travel planning and pet care services. BRG said it has a dedicated client services representative for the property to focus solely on residents’ needs.

Homeownership at Lowest Level Since 2000

According to the Census Bureau, the rate of U.S. homeownership slipped in the first quarter of 2009 to the lowest level since the start of the decade. The rate dropped from 67.5 percent from 68 percent during the same period in 2008.

You may assume by this news that if less people own homes, more rent and, therefore, the prices of rents should have increased. Not quite. Boston has experienced a huge increase in rental inventory as individual homeowners and big time developers alike put their properties on the rental market as soon as they list them for sale. We are seeing an increase in lease-to-own and lease-with-option-to-buy contracts. Two Boston loft buildings, The Brewery Lofts and The Macallen Building are currently offering competitive lease-to-own deals.

Boston Rents Drop as Inventory Spikes

As inventory in Boston and across the country expands, rents are dropping quickly in major metro areas. Sellers who don’t need to sell or can’t get the price they want list their homes on the rental market as well as the sales market. Boston ranked as 10th on Business Week’s list of metro areas with the largest rent drops in the Q4 2008 compared to Q4 2007. According to the study, Boston rents slid 2.8% year-over-year to an effective rent of $1,634.20 per month. With large job cuts in the financial industry hitting local employers like State Street and Fidelity Investments, the unemployment rate climbed to 5.0% in November 2008 compared to 3.6% in November 2007. The apartment vacancy rate hit 6.0% in the fourth quarter last year from 4.7% in the same period in 2007. Boston landlords are giving an average of 1.3 weeks of rent concessions.
