285 Columbus features stylish lofts in the Back Bay

The New York-style lofts currently under construction in the old Red Cross building on Columbus Avenue will feature European-influenced design nestled between the trendiest streets in Boston, Newbury and Tremont. The Boston Residential Group LLC is developing 285 Columbus as a mixed-used project scheduled for completion in spring 2008. The company also recently developed 360 Newbury, a boutique loft building comprising of 54 high-end units and retail space. All but one penthouse at 360 Newbury has sold.

Prices at 285 Columbus will range from $500,000 to $1,800,000, though more than a dozen of the 63 units are already under-agreement. Units in the concierge building will have garage parking rights at the 131 Dartmouth Street Garage. The first floor will feature a 10,000-square-foot restaurant. Steps from the Back Bay MBTA station, many units will feature high-end appliances such as Sub-Zero refrigerators, Wolf electric cooktops and Bosch dishwashers. NorthPoint Development sold to Archon

The new NorthPoint development project in East Cambridge is being sold to Archon, the real estate branch of Goldman Sachs. According to the Boston Globe, the sales price will be more than $175 million after stiff competition for the site. The NorthPoint project was put on the market after legal disputes between owning partners earlier this year. The 44 acres of former rail yard is permitted for 5 million square feet of lab, residential, retail, office and hotel space. Two residential loft-style buildings, the Sierra and the Tango, are nearing completion. The entire complex will include 20 buildings, a 10 acre park and a new MBTA station to replace the Lechmere stop. As one of the only large-scale permitted projects in the highly competitive Cambridge commercial market, leasing potential for the complex is expected to be outstanding, especially with the proposed expansions of Microsoft Corp. and Google.

One Kenmore reduces number of residential units for second time

The developer of One Kenmore, a proposed air rights mega-project near Fenway Park, decided to cut the planned number of residential units for the second time. The $450 million development in Kenmore Square will connect Fenway and Audubon Circle The original plans included 688 residences, which was cut to 353 in August of this year. In the newest plans, a 264 residences will be constructed as part of a 1.29 million-square-foot village over the Massachusetts Turnpike between Beacon Street and Brookline Avenue. In this new version, One Kenmore will include three buildings totaling 7, 13 and 17 stories. The project will include 350,000 square feet of commercial space and 1,360 parking spaces.
